Where is homeplug's bottleneck in SG flats?

Did some test...

1) Next to each other on a filtered power strip - 100mbps

2) Next to each other on a non-filtered power strip - 100mbps

3) One at wall and one on power strip with a pretty long cable in between - 100mbps

4) Next to each other with the AC-to-DC power adapter for my DC fan on - 70mbps

5) With mains filter on the fan - 100mbps

6) With mains filter between the homeplugs - 50mbps

7) From bedroom to living room - 25~40mbps

Findings summary -

- Even cheapo homeplugs (TP Link) can hit 100mbps (max ethernet PHY speed) under ideal conditions

- Mains filter sucks and rules - depending on how it is used

- Fans and SMPS suck - confirmed

- Inter-room by-far kills the most throughput

Now I need to know why inter-room kills. Is it due to filters? Noise from flat or outside? Need to go around that somehow.
